Estate and Garage Cleanouts in Northern Arizona
Clearing a family home is not the same job as clearing a rental, and pretending otherwise is how people end up regretting it. There are usually decades of belongings, several family members with different opinions, and a deadline set by a closing date or a lease. We work at whatever pace that requires.
Estate and probate cleanouts
Whether the house is being sold, transferred, or simply emptied, we can clear it room by room or all at once. Nothing leaves without your say-so. If you would rather sort in stages, we will schedule multiple visits instead of pressuring you into a single day, and we can work directly with a realtor, executor, or estate attorney on timing.
Finding what matters before it leaves
Documents, photographs, jewelry, and cash turn up in the least likely places — taped behind drawers, inside coat pockets, in envelopes tucked into books. Our crews set aside anything that looks personal or valuable and bring it to you rather than making the call themselves. If there are specific items you are hoping to find, tell us at the start and we will watch for them.
Garage, attic, basement, and shed
These are where the volume actually lives: tools and workbenches, paint and hardware, holiday decorations, camping and sports gear, tires, scrap lumber, and boxes nobody has opened since the last move. Insulation, rodent activity, and water damage are common in Northern Arizona storage spaces, and our crews come equipped for it.
Hoarding and heavy-accumulation situations
These jobs need patience more than they need speed. We do not photograph homes for marketing, we do not comment on what we find, and we do not rush the people involved. Where conditions call for it we bring appropriate protective equipment and coordinate with any professional already assisting the household.
Donation, resale, and recycling
A large share of a typical estate is still perfectly usable. Furniture, appliances, kitchenware, books, linens, and tools are sorted for donation and resale first, metals and electronics are recycled, and only the genuine remainder is disposed of. Where we take material is covered in the waste diversion hub.
Scale and scheduling
Small cleanouts finish in a morning. A full property with a packed garage and outbuildings can run several days, and for those we will often stage a dumpster on site so the family can work between crew visits. Sheds and spas on the property are handled as shed and hot tub removal.

Garage Cleanouts, Step by Step
Garage cleanouts are one of the most common jobs we do, and they’re also one of the most put-off. The garage becomes the place where everything goes when there’s no other decision to make. Years later, the car is in the driveway, the workbench is buried, and nobody remembers what’s in the boxes along the back wall. This guide walks through how to tackle it, what to do with the tricky stuff, and how to get your parking spot back.
AZ Haul is a veteran-owned, locally owned crew based in Bellemont, serving Flagstaff, Sedona, Williams, the Verde Valley, and nearby communities since 2022. Here’s the approach we recommend, whether you do part of the work yourself or hand us the whole thing.
Step 1: Pick a Day and Clear the Driveway
You’ll need open space to sort. Move vehicles to the street or a neighbor’s driveway and set up a staging area outside the garage door. Choose a dry day if you can. In Flagstaff, that matters more than people expect.
Step 2: Pull Everything Into Zones
Work one wall or one shelf at a time. Moving everything out at once usually stalls halfway. Bring items into the driveway and drop them into clearly marked zones so decisions happen as you go.
Step 3: Make One Decision Per Item
Don’t put anything back on a shelf until it has a destination. Ask a simple question: have I used this in the last two years, and would I buy it again? If the answer is no, it goes to donate or haul.
Step 4: Set Aside Chemicals and Hazards
Paint, oil, fuel, and pesticides need their own pile, away from everything else. More on that below.
Step 5: Haul, Donate, and Reset
Once the sorting is done, the haul-away is the easy part. Then sweep, put the keep items back with a plan, and park the car inside for the first time in a while.
Sorting Keep, Donate, and Haul During Garage Cleanouts
The three-pile method works because it forces a choice. Most garage cleanouts stall when people create a fourth pile called “maybe.” Try to avoid it, or limit it to one box you revisit in a month.
| Pile | What usually goes here |
|---|---|
| Keep | Tools you actually use, seasonal gear, snow shovels, car supplies, items with real sentimental value |
| Donate | Working furniture, usable sports equipment, kids’ bikes, extra kitchenware, camping gear in good shape |
| Haul | Broken items, water-damaged boxes, old carpet scraps, worn-out patio furniture, mystery cords |
| Special handling | Paint, motor oil, fuel, pesticides, batteries, electronics, tires |
If you’re short on time, you can skip the donate pile entirely and let us handle it. We pull usable items out of the load for donation and recycle metal and electronics where possible, so far less ends up at the landfill.
Chemicals, Paint, and Oil in the Garage
Almost every garage has a shelf of half-used paint cans, motor oil, antifreeze, weed killer, and old gas cans. These items shouldn’t go in the regular trash, and AZ Haul does not haul hazardous materials. The good news is that Flagstaff has a solid option.
The City of Flagstaff Hazardous Products Center offers free household hazardous waste drop-off for City of Flagstaff and Coconino County residents with proof of address. Larger amounts require an appointment, so call ahead if your garage has a big stash. The City’s Where to Take Waste chart is a quick way to check specific items.
The EPA’s overview of household hazardous waste has basic safety tips. Keep products in their original containers, never mix chemicals together, and don’t pour anything down drains or onto the ground. A leaking or rusted container should be set in a bucket or tub before it’s moved.
Tools, Scrap Metal, and Workshop Leftovers
Garages in Northern Arizona tend to collect tools. Some are valuable, some are duplicates, and some haven’t worked in a decade. Working hand tools and power tools are good donation candidates, and a family member may want the good ones.
Scrap metal is another big category: old bike frames, bent shelving, metal filing cabinets, car parts, and lengths of pipe. Metal is recyclable, so we keep it separate from general debris. Coconino County’s guide to what and where to recycle in Coconino County is handy if you want to drop off some of it yourself.
Leftover lumber, tile, and building materials from past projects can often be reused. If it’s clean and in usable lengths, let us know before we load it.
Estate Garage Cleanouts After a Loss
Estate garage cleanouts carry a different weight. A parent’s workshop, a spouse’s tools, or decades of carefully labeled jars are hard to look at, let alone sort. There’s no reason to rush it, and there’s no wrong way to feel about it.
If you’re handling a garage as part of a larger estate, it often helps to clear the house first and leave the garage for last, or the other way around, so one space becomes the staging area for the other. Before anything is hauled, look for paperwork, keys, titles, and valuables tucked into toolboxes and drawers. People hide things in garages more often than you’d think.
We work at the family’s pace and only remove what you approve. For whole-home situations, our estate cleanout services page explains how we coordinate with executors, realtors, and family members.
Winter Garage Cleanouts and Snow Access
Flagstaff, Williams, Parks, and Munds Park all get real winter. Garage cleanouts in winter are doable, but access matters. A truck needs a clear path to the garage door, and a crew needs safe footing for carrying heavy items.
- Shovel and de-ice the driveway and the path to the door before the scheduled day.
- Watch the forecast from the National Weather Service in Flagstaff and reschedule if a storm is moving in.
- Clear snow away from the base of the garage door so it opens fully.
- Remember that late fall and early spring are often the sweet spot for garage work.
Freezing temperatures also affect what’s in the garage. Paint and some liquids can freeze and split their containers, so check for leaks when you move them.
Getting the Car Back in the Garage
For a lot of people, the real goal of garage cleanouts is simple: park inside again. In a place with snow, ice, and cold mornings, that’s worth a lot.
Once the space is clear, keep it that way with a few habits. Go vertical with wall shelving and hooks for bikes, ladders, and long-handled tools. Mark the parking area on the floor so storage doesn’t creep into it. Keep one bin by the door for donations, and drop it off when it fills up.
Garage Cleanouts FAQs
Do I have to sort everything before you arrive?
No. You can sort as much or as little as you want. Set aside anything you want to keep, plus any hazardous materials, and we’ll handle the rest.
Can you take old paint, oil, or gas cans?
No. Those go to the Flagstaff Hazardous Products Center or another approved facility. Keep them in their original containers and set them aside before we arrive so they don’t end up mixed into the load.
Do you take old tires and electronics?
Tell us what you have when you request a quote. Electronics and metals are recycled where possible, and some items need special handling.
How long do garage cleanouts take?
It depends on the size and how full it is. Many single garages can be finished in a morning, while packed garages or estate properties may take longer.
Do you serve areas outside Flagstaff?
Yes. We cover Sedona, Williams, the Verde Valley, Bellemont, Parks, Doney Park, Kachina Village, Mountainaire, Munds Park, and Village of Oak Creek.
