Eviction and abandoned property cleanouts
These jobs have a legal dimension as well as a physical one, and the notice and storage requirements are yours to determine with your attorney or broker — not ours to interpret. What we do is work to your timeline: hold the date, document the condition with photos before and after, and clear the unit once you give the go-ahead.

Multi-unit properties generate predictable overflow around the first and last week of the month, and around the holidays. A standing pickup costs less than reactive calls and keeps the enclosure from becoming an illegal dumping magnet. We can run weekly, monthly, or seasonally, and adjust as occupancy changes.

What it costs and how fast we move
Pricing is by volume, with access and disposal requirements factored in, and you get it before the crew is dispatched. When a unit is heavy enough that a container beats a crew, a driveway-safe dumpster is usually the cheaper answer and we will tell you so. Larger commercial spaces fall under commercial junk removal, and office suites under office cleanouts.

Hazardous Items Tenants Leave Behind
Turnovers produce a specific headache: the half-used paint in the hall closet, the car battery on the patio, the propane cylinder under the kitchen sink. The Hazardous Product Center at Cinder Lake Landfill is not currently accepting hazardous items from businesses, and a management company counts as a business. The drop-off you may have relied on is not available to you right now.
We still take it. You can bring material to our facility, or we can collect it during the same visit as the rest of the cleanout, which is usually the cheaper route since we are already on site with a truck. These items carry a surcharge based on the item type, where it sits in the building, and the quantity. One battery is not the same job as forty gallons of paint in a basement storage cage, and we price it that way instead of applying a blanket fee.
Everything we collect gets sorted, stored, and palletized, then hauled out to approved disposal and recycling facilities once we have a full load. If you manage several properties, ask about a standing route; recurring customers receive $50 off and the discount does not expire.
