Before we haul anything, we do a walkthrough with you. You point out what stays — the photo albums, the tools, the china, the paperwork the attorney needs. We bag and box those separately and set them where you want them. Nothing leaves the property until you’ve said so. If you’re out of state and can’t be there, we’ll do it by video call.

Hoarding-condition properties and homes with heavy outbuilding accumulation run higher — we’ll tell you honestly after the walkthrough rather than lowballing you and revising it later.

Firm written quote after the walkthrough. Military and first responders take 10% off. We can invoice an estate account or attorney trust directly if that’s easier for the probate paperwork.

What if we haven’t finished sorting through everything?

That’s normal and it’s fine. Two options: we clear only what you’ve marked and come back for the rest, or we drop a dumpster so you can sort at your own pace and we haul it when you’re ready. Grief doesn’t run on a schedule and we don’t pretend it does.

Do you look for valuables and important documents?

We keep an eye out and we stop when something looks personal or important — documents, photos, jewelry, cash, firearms, military records. We set those aside for you rather than making a judgment call. That said, the walkthrough is your real protection: anything you flag as keep gets boxed and staged before we haul a thing.

Can you bill the estate or work with our attorney?

Yes. We provide written quotes and itemized invoices suitable for probate accounting, and we can bill an estate account or attorney trust directly. We can also provide donation receipts for tax purposes.

I live out of state. Can this be handled remotely?

Yes, and a good portion of our estate work is. We do the walkthrough by video call, send photos as we work through each room, and coordinate access with your realtor, a neighbor, or a lockbox. You’ll know what’s happening without getting on a plane.

Will you take everything, including hazardous items?

We take almost everything. Old paint, household chemicals, batteries, and propane tanks need special handling and there may be a small surcharge depending on volume, but we’ll tell you upfront at the walkthrough rather than discovering it on the truck.

Is a dumpster cheaper than a full-service cleanout?

Often, yes — if you have the time and the people to load it. A dumpster rental gives you days to work through the house at your own pace. Full-service costs more but you don’t lift anything. Plenty of families do both: a dumpster for the bulk, our crew for the heavy furniture and the final sweep. We’ll help you figure out which makes sense.
