Junk Removal for Property Managers in Northern Arizona

In property management the clock is the budget. Every day a unit sits full of someone else’s belongings is a day it earns nothing, and turnover work has a way of stacking up at exactly the wrong moment. We built our scheduling around that reality.

Unit turns and move-out debris

Furniture left behind, mattresses, appliances, garage and patio contents, carpet and pad pulled during a refresh, and the general accumulation that tenants decide is not worth moving. We clear it in a single visit where possible so paint and flooring crews can start on schedule rather than working around a pile.

Eviction and abandoned property cleanouts

These jobs have a legal dimension as well as a physical one, and the notice and storage requirements are yours to determine with your attorney or broker — not ours to interpret. What we do is work to your timeline: hold the date, document the condition with photos before and after, and clear the unit once you give the go-ahead.

Recurring bulk trash and overflow

Multi-unit properties generate predictable overflow around the first and last week of the month, and around the holidays. A standing pickup costs less than reactive calls and keeps the enclosure from becoming an illegal dumping magnet. We can run weekly, monthly, or seasonally, and adjust as occupancy changes.

Common areas, storage, and grounds

Abandoned bicycles and shopping carts, broken playground and pool furniture, water-damaged storage contents, dead landscaping and green waste, and the accumulated contents of maintenance rooms that no one has emptied in years.

HOAs and larger portfolios

If you manage several buildings, one point of contact and one invoice beats coordinating separate vendors per site. We can bill by property, by work order, or on a single monthly statement, whichever reconciles most easily against your accounting.

What it costs and how fast we move

Pricing is by volume, with access and disposal requirements factored in, and you get it before the crew is dispatched. When a unit is heavy enough that a container beats a crew, a driveway-safe dumpster is usually the cheaper answer and we will tell you so. Larger commercial spaces fall under commercial junk removal, and office suites under office cleanouts.

Property Manager Services That Keep Units Moving

Good property manager services come down to one thing: getting a vacant unit back to rent-ready without the junk becoming the bottleneck. AZ Haul is a veteran-owned, locally owned crew based in Bellemont with a shop in Flagstaff, and we have worked alongside property managers, landlords, and HOAs across Northern Arizona since 2022. We handle the hauling so your painters, cleaners, and flooring crews can do their part on schedule.

This section covers how our property manager services work for turnovers, abandoned belongings, evictions, common areas, and the move-out rush around NAU, along with answers to the questions managers ask us most.

Unit Turnovers Without the Wait

A turnover usually means a little of everything: a couch the last tenant could not move, a mattress in the bedroom, bags in the closet, a broken grill on the patio, and old carpet once the flooring crew pulls it. We clear all of it in one visit whenever we can, then sweep so the next trade walks into a clean space.

Tell us your turnover timeline when you book. If the cleaners are coming Thursday, we will aim to have the unit empty before they arrive.

Abandoned Belongings: What Arizona Law Says (General Information)

Abandoned property is where property managers need to be careful, and it is the part of the job where we follow your lead rather than set the pace. Arizona’s rules for residential rentals are in the Arizona Residential Landlord and Tenant Act, and abandonment is covered in A.R.S. 33-1370 on abandonment and personal property.

In general terms, the statute describes when a unit is considered abandoned, requires a notice of abandonment to be posted on the unit and sent by certified mail, and sets a waiting period before the landlord retakes the unit. If belongings remain, the statute generally requires the landlord to inventory and store them for a set number of days before they can be sold, donated, or in some cases disposed of. There are exceptions, for example for perishable items and hazardous materials, and different rules can apply when a tenant returns the keys.

This is general information, not legal advice. Laws change and every situation is different, so confirm the steps with your attorney or designated broker before anything leaves the unit. The Arizona Department of Housing also publishes the Arizona Residential Landlord and Tenant Act for reference.

How We Fit Into That Process

  • We can photograph the unit’s contents before anything is touched, which helps with your inventory.
  • When storage is required, we can move belongings to the location you designate instead of hauling them off.
  • Once you give the written go-ahead, we come back and clear what remains, sorting for donation and recycling first.

Eviction Cleanouts

Eviction cleanouts tend to be bigger, messier, and more time-sensitive than a standard turn. Units may be full, trash may have piled up, and you may be waiting on a court date before you can do anything. We can pencil in a date, adjust when your timeline moves, and clear the unit once you confirm you have legal possession.

Our crew handles heavy furniture, appliances, bagged trash, and garage or storage contents. If we find items that look like documents, IDs, or valuables, we set them aside and let you know rather than tossing them.

Common Areas, Corrals, and Dumpster Enclosures

A dumpster corral is the first thing a prospective tenant sees on the way to a tour, and it is where mattresses, couches, and broken furniture get dropped at night. Your trash hauler typically empties the bin but leaves the bulky items around it. Our property manager services cover that gap.

We also clear abandoned bikes, shopping carts, broken patio furniture, old storage-room contents, and yard waste from shared spaces. Items like tires, paint cans, and propane cylinders show up in corrals too, and those need separate handling; the EPA’s household hazardous waste overview explains why they cannot simply go in the trash.

Lockbox Access and Photo Documentation

Most of our property manager services happen without the manager standing on site. Give us the lockbox code or access instructions and we take it from there. Every visit includes before and after photos, so you have a record for owners, tenant chargebacks, or your own files without having to drive across town.

If a unit has something unexpected, like more volume than described or materials we cannot haul, we text you photos and wait for your call before going further. No surprise bills.

Recurring Property Manager Services

For managers with multiple units or communities, recurring service works better than calling every time a corral overflows. We set a standing schedule, weekly, every other week, or monthly, and show up on that day without a phone call.

Recurring accounts are billed monthly on net 30 terms with before and after photos for each visit. If you need billing split by property or owner, set that up with us at the start. For apartment communities that want doorstep trash pickup for residents, our valet trash service pairs well with recurring bulky pickup.

NAU Move-Out Surges

Flagstaff’s rental market follows the Northern Arizona University calendar. When the spring semester ends in May, and to a lesser degree in December, a wave of leases turns over at once. Student rentals leave behind futons, desks, mattresses, mini fridges, TVs, and bags of whatever did not fit in the car.

If you manage student housing, book that week early. We can stage pickups across several properties over a few days and prioritize the units with the tightest turnaround. Usable furniture is sorted for donation first, which matters when hundreds of students are moving out in the same week.

Our hours are 8 AM to 6 PM, seven days a week, so weekend move-out days are covered by our property manager services too.

Property Manager Services FAQs

Do I need to be on site for a cleanout?

No. Lockbox or code access works fine. We send photos before and after, and we contact you if anything does not match the job description.

Can you remove belongings left by a former tenant right away?

That depends on the circumstances and Arizona’s notice and storage rules. We will not haul abandoned belongings until you confirm, in writing, that you are clear to dispose of them. Check with your attorney or broker first.

Do you serve properties outside Flagstaff?

Yes. Our property manager services cover Flagstaff, Sedona, Williams, the Verde Valley, and nearby communities including Bellemont, Parks, Doney Park, Kachina Village, Mountainaire, Munds Park, and the Village of Oak Creek.

How is billing handled for recurring accounts?

Recurring service is invoiced monthly on net 30 terms, with before and after photos attached to each visit.

What happens to the furniture you remove?

We donate what is usable, recycle metals and electronics, and take only what is left to the landfill.

Can you handle a full eviction cleanout in one day?

Most units, yes. Very full units or hoarding situations may take more than one visit, and we will tell you that when we quote.

Hazardous Items Tenants Leave Behind

Turnovers produce a specific headache: the half-used paint in the hall closet, the car battery on the patio, the propane cylinder under the kitchen sink. The Hazardous Product Center at Cinder Lake Landfill is not currently accepting hazardous items from businesses, and a management company counts as a business. The drop-off you may have relied on is not available to you right now.

We still take it. You can bring material to our facility, or we can collect it during the same visit as the rest of the cleanout, which is usually the cheaper route since we are already on site with a truck. These items carry a surcharge based on the item type, where it sits in the building, and the quantity. One battery is not the same job as forty gallons of paint in a basement storage cage, and we price it that way instead of applying a blanket fee.

Everything we collect gets sorted, stored, and palletized, then hauled out to approved disposal and recycling facilities once we have a full load. If you manage several properties, ask about a standing route; recurring customers receive $50 off and the discount does not expire. There is more detail on how this works on our commercial junk removal page.
